The beach strip is mainly reserved for luxury boutique hotels so it’s not common to find private villas right on the beach. Most luxury villas in Tulum are located in town, in the luxury and up and coming areas of La Veleta and Aldea Zama. From here you’ll have to organise your own transport to the beach.
If you prefer to be right on the beach, it’s worth looking for a VRBO rental further north from Tulum, near the Tulum ruins where you’re more likely to find beachside luxury villas.

Top Tips for Visiting Tulum and Renting a Luxury Villa
- As tourism takes off in Tulum so too has crime in the area. I recently lived in the area for 5 months and heard a few accounts of tourists being robbed and assaulted in Tulum. Please contact your villa rental host for more information about the area at the time of your rental dates. There is no need to panic but be especially careful at night and when coming back to your villa in Aldea Zama or La Veleta, make sure to take a taxi all the way to your door or drive-in in your own vehicle. Aldea Zama is very badly lit making it extremely dark at night- it’s not a place to be walking around on your own after a night out.
- Try to avoid the months of May- November if you’re planning to spend a lot of time on the beach. Although these months might be the best for finding deals- the sargassum is at its worst. Luckily there are still many other cenotes and swimming spots to explore in the area.
- Aldea Zama is a brand new area and much of it is still under construction which means there can be construction noise quite close by during the day. It’s a good idea to check with the host of your villa if there is construction noise nearby.
- If you’re planning on moving around a lot in the area, I’d highly recommend renting a car. This will give you the flexibility to come and go as you wish and most luxury villas in Tulum have parking spaces included so it’s never an issue to find parking overnight.
